How an online mortgage works with me

Same lenders, same protections, same care. Just no commute, no waiting room and no stack of photocopies.

  1. Book a call or apply

Book a 30-minute phone call or a 1-hour video meeting, or start the secure pre-approval application. Tell me what you’re planning and when.

  2. Meet face to face, on screen

We talk on Zoom, Google Meet, Teams or the phone. I share my screen so you can see payment scenarios and lender options as we go.

  3. Upload, don’t drive

Snap or upload your income and down payment documents through a secure link. I review everything before a lender sees it.

  4. Choose and e-sign

Compare your options side by side, pick the one that fits, and sign the application and disclosures electronically.

  5. Approval to keys

I work through the lender’s conditions with you and coordinate with your lawyer and realtor right through to closing day.

John is AMAZING! He has gone above and beyond for my husband and I. We wouldn't have our beautiful home if it wasn't for his help and expertise. Great personality, excellent communication. Highly recommended.

John worked on our mortgage and went above and beyond in every way possible. We had phenomenal service before, during and after the mortgage process. He is incredibly knowledgable about mortgages and finances and will do everything he can to ensure you understand your current situation and what is best for you. If there's a way to make something work for you, John will find it. Very highly recommended!

John is a pro, and in our case a miracle-worker. We felt that he was working for us as "friends and family", even though we had just met him.

He was able to work quickly to get us a very good mortgage under pressure and less-than-ideal circumstances. As first-time home-buyers, he spent a lot of additional time educating us and providing us with thorough information and good counsel about financing, and also about the home-buying process in general. He's personable, warm, professional, and has an excellent community reputation.

Jeff Therrien
Client testimonial

Working with John was a pleasure. He took what can be a stressful situation and put together a great mortgage package. As a self-employed person we had some concerns. I can't imagine John ever saying 'that's not possible'. He found solutions, knows his lenders very well and we were able to buy our home in tricky lending market conditions. I highly recommend John to make a mortgage happen for you.

John went out of his way to help me even knowing he wouldn’t be able to profit from researching and providing the info. He was also incredibly friendly and knowledgeable. Thanks again John.

Why online works so well for a mortgage

Your time stays yours

No parking downtown, no driving in from Spruce Grove or Fort Saskatchewan in January. A 30-minute video call fits into a lunch break or after the kids are in bed.

You see everything I see

With screen sharing you watch the numbers move in real time: different down payments, amortizations and terms, side by side.

Faster paperwork

Photos and PDFs from your phone go straight into your file. Missing pieces are flagged early, which keeps conditions and closing dates on track.

A real person, not an app

Online doesn’t mean automated. You deal with me directly, by name, from first question to your next renewal.

Online mortgage questions

Can I really get a mortgage without ever meeting in person?

Yes. Every step I handle can be done remotely: we talk by video or phone, you upload documents through a secure link, and you sign your application and disclosures electronically. The only in-person-style step is signing your final mortgage documents with your lawyer, and many Edmonton-area lawyers now offer remote or video signing. Ask yours when you hire them.

Which video apps do you use?

Whatever you’re comfortable with. Zoom, Google Meet and Microsoft Teams all work, and a regular phone call is fine too. Google Meet and Zoom both run in a web browser, so you don’t have to install anything.

Do you only work with people inside Edmonton city limits?

No. Because everything is online, I work with buyers and homeowners right across the region: St. Albert, Sherwood Park and Strathcona County, Spruce Grove, Stony Plain, Parkland County, Leduc, Nisku, Beaumont, Devon, Calmar, Fort Saskatchewan, Morinville, Gibbons, Bon Accord, Legal, Enoch, Ardrossan and anywhere else in Alberta. See areas served.

Does an online mortgage cost more?

No. For most standard residential mortgages the lender pays the brokerage, so there’s usually no fee to you, whether we meet by video or not. Some private or alternative files do carry fees; if yours does, you’ll see them in writing before you decide anything.

Is it safe to send my documents online?

I never ask you to email your T4s or bank statements as plain attachments unless you choose to. You get a secure upload link instead. Your information is used only to arrange your mortgage. See the privacy page.

Can you guarantee my approval or a rate?

No one can. The lender makes the final decision, and rates move often. What I can do is compare lenders whose rules fit your situation, explain the trade-offs and help you send in a complete, accurate application.

How do I check that you’re licensed?

Mortgage professionals in Alberta are licensed by the Real Estate Council of Alberta (RECA). You can look anyone up for free on RECA’s ProCheck tool at reports.myreca.ca.
