If your town isn’t listed, don’t worry. I work with clients anywhere in Alberta by video and phone.
Edmonton
From downtown and Oliver condos to mature neighbourhoods like Glenora, Bonnie Doon and Highlands, and newer southwest, southeast and north-end communities. Infill, condos, duplexes and detached homes each come with their own lender questions, such as condo fees and reserve funds or a basement suite’s legal status.
St. Albert
The city northwest of Edmonton along the Sturgeon River, known as the Botanical Arts City. Many buyers here are moving up or downsizing, which often means bridge financing or porting a mortgage.
Sherwood Park & Strathcona County
Sherwood Park is the large urban hamlet in Strathcona County, east of Edmonton. The county also includes rural acreages, and acreage lending looks at land size, well and septic and outbuildings.
Ardrossan
A hamlet in Strathcona County east of Sherwood Park, with many country residential properties. Acreage and rural lending rules apply to a lot of homes here.
Spruce Grove
A growing city west of Edmonton along Highway 16A. Lots of new construction, so builder deposit schedules and longer rate holds come up often.
Stony Plain
The town just west of Spruce Grove, known for its outdoor murals. A mix of established homes, newer subdivisions and nearby acreages.
Parkland County
The rural municipality west of Edmonton, with acreages, lake properties and farmland. Property type and water and septic systems shape which lenders fit.
Enoch
Enoch Cree Nation borders Edmonton’s west side. Homes on reserve land follow different financing rules from off-reserve properties, so let’s talk through what’s available for your situation.
Leduc & Leduc County
The city of Leduc sits south of Edmonton near Edmonton International Airport. Leduc County surrounds it with acreages and smaller communities.
Nisku
The industrial hub in Leduc County beside the airport. Many people who work in Nisku live in Leduc, Beaumont or south Edmonton, and shift or contract income is common, which affects how lenders count income.
Beaumont
A fast-growing city southeast of Edmonton with French-Canadian roots. Much of the housing is newer, and builder purchases are common.
Devon
A town southwest of Edmonton on the North Saskatchewan River, founded after the 1947 Leduc No. 1 oil discovery. Quiet, river-valley living within commuting distance of the city.
Calmar
A small town west of Leduc on Highway 39. Prices can be gentler than in the city, which helps first-time buyers stretch a down payment.
Fort Saskatchewan
A city northeast of Edmonton on the North Saskatchewan River, close to Alberta’s Industrial Heartland. Plant, shift and rotational workers often need a lender that understands overtime and variable pay.
Morinville
A town north of Edmonton on Highway 2 in Sturgeon County, with a mix of established homes and newer areas.
Legal
A small town north of Morinville, known for its French-Canadian heritage murals. Smaller-town and nearby rural properties are welcome.
Gibbons
A town in Sturgeon County northeast of Edmonton, along the Sturgeon River. Many residents commute to the city or the Heartland.
Bon Accord
A town north of Edmonton in Sturgeon County, recognized as a dark-sky community. Popular with buyers who want small-town space near the city.
Sturgeon County
The rural municipality that wraps around the north side of the region, with acreages and farm properties. Acreage financing has its own rules, and I can explain them.
