How your mortgage works online, start to finish
From the first hello to the day you get your keys, every step happens by video, phone, secure upload or e-signature. Here’s exactly what to expect, and what you’ll need.
Pre-approval opens Pineapple’s secure online application. Approval is not guaranteed and depends on lender review.

The online process, step by step
1. A first conversation (15–30 minutes)
Book a 30-minute phone call (opens in a new tab), book a 1-hour video meeting (opens in a new tab) or call 403-879-2065. We talk about what you’re trying to do (buy, renew, refinance or something less typical), your timeline and any concerns. Choose video or phone; either works.
2. Secure online application
Complete the Pineapple pre-approval application (opens in a new tab) on your phone or laptop. It asks about you, your income and your plans, and includes a consent for a credit check.
3. Document upload
I send a short, personalized checklist and a secure upload link. Phone photos of paper documents are fine as long as every corner is visible and the text is readable.
4. Options review on screen
We meet by video and I share my screen: lenders that fit, rates, terms, prepayment privileges, penalties and payment scenarios, side by side. You ask questions; I give straight answers.
5. E-sign and submit
Once you choose, you e-sign the application and disclosures, and I submit your file to the lender.
6. Conditions and approval
The lender may ask for more documents or an appraisal. I chase the details and keep you, your realtor and your lawyer updated by text, email or call.
7. Lawyer and closing
Your lawyer or notary handles the final mortgage documents and the funds. Many offer remote or video signing; others will see you briefly in person. Either way, you’re never asked to visit my office.
8. After closing
I stay in touch for questions, refinancing and, most importantly, your next renewal.
What you’ll need
Tech checklist
- A smartphone, tablet or computer with a camera
- A web browser (Chrome, Safari, Edge or Firefox). Zoom and Google Meet run right in the browser
- An email address and a mobile number for secure links and e-signatures
- A quiet spot for about 30 minutes for our main options call
Common documents
- Government photo ID
- Recent pay stubs and an employment letter
- Two years of T4s or Notices of Assessment
- Self-employed: two years of T1 Generals, Notices of Assessment and business financials
- 90 days of statements showing your down payment
- Renewal or refinance: current mortgage statement and property tax notice
Every file is different, so your list may be shorter or longer.
Tips for a smooth online mortgage
Upload whole documents
Lenders want every page, including the blank ones that say “page 3 of 3”. Screenshots that crop off names or dates usually come back.
Keep the money still
Large unexplained deposits, new credit cards or a new car loan can change an approval. Let’s talk before you move money around.
Bring everyone to the call
Co-buyers, a spouse or a parent who’s gifting part of the down payment can all join the same video meeting from different places.
Text me the quick stuff
Small questions don’t need a meeting. Text 250-212-8512 and I’ll get back to you.
Questions about working online
What do I need for a video meeting?
A phone, tablet or computer with a camera and a decent internet connection. Google Meet and Zoom both run in a web browser, so nothing needs to be installed. If video isn’t your thing, a phone call works just as well.
How do I send my documents?
I send you a secure upload link. You can upload PDFs or take clear photos of paper documents with your phone. Please don’t send sensitive documents by text message.
Can everything be signed electronically?
Your application, consents and disclosure documents can be signed electronically. Lender commitment documents are usually e-signed too. Your final mortgage documents are signed with the lawyer or notary handling your closing; many Edmonton-area lawyers offer remote or video signing, so ask when you choose one.
What if I’m not comfortable with technology?
That’s fine. We can do the whole thing by phone, and I’ll walk you through each upload or signature step. Family members are welcome to join the call to help.
Is my information secure?
Your documents go through a secure upload link, not open email, and they are used only to arrange your financing. A credit check is done only with your consent. Read the privacy page for details.
What hours are you available?
My hours are Monday to Friday, 9:30 AM to 5:00 PM, and appointments outside those hours are available on request. Book a 30-minute phone call or a 1-hour video meeting through my calendar, or text 250-212-8512 any time and I’ll reply as soon as I can.
